Gas Cards: The Hottest Incentive for New-Home Sales

It’s tough enough to get prospective home buyers to get in their cars and visit a model home without $4-a-gallon gas prices. To encourage buyers to hit the highway--or to motivate them to consider a neighborhood that will require a commute--builders are turning to gas cards.

Kimball Hill Homes is running a promotion through the end of July offering a $50 gas card to prospective buyers who visit a neighborhood and pre-qualify for a mortgage.

Through the end of August, Frederick, Md.-based Dan Ryan Builders is offering qualified, non-contingent buyers the option of closing cost assistance or up to a $5,000 gas card. Most of its buyers work in Washington, D.C., says marketing manager Karen Paulik, and the builder decided that the offer of a gas card would help with the cost of commuting.

In Dallas, Parkside Custom Homes currently is offering $100 in gas for 100 consecutive weeks to buyers of one of its two available homes in The Orchards at Eagle Mountain Lake, a luxury community that’s a fairly good drive from the central business district.

In Sacramento, Calif., Lennar Homes offered a Summer Sales Drive promotion; visitors to its 15 communities in the division could register to win a $1,000 gas card.

Offering small-denomination gas cards for visiting, or holding drawings for larger amounts, can be a way to drive traffic to a community, and to build a list of names for marketing, “assuming the names have value,” says Brian Flook, president of Hagerstown, Md.-based Power Marketing and Advertising, which specializes in marketing for home builders. “If the incentive is too easy a giveaway, your list is potentially only people who want gas, not a house. But, as permission marketing goes, building a list is a good thing. I see the gas thing as a good motivator when you use it to lure people to a site they may not otherwise visit. Or, use it as an after-purchase value. For instance, give away $5,000 of gas for your drive to work after you purchase. That could motivate a person to buy your home versus the next guy.”

The efforts aren’t limited to home buyers, either. Kimball Hill’s promotion extends to real estate agents, who can earn a $50 gas card for every client they accompany and register at a Kimball Hill community. Tori Ewing, vice president of corporate communications and marketing at Haven Properties in Atlanta, provides her on-site sales managers with prepaid gas cards “to use at their discretion to give to co-op real estate agents as a thank-you for brining potential buyers.”

Gas cards, as well as American Express gift cards, are a big hit with the real estate agents Dan Ryan Builders works with, too, Paulik says. Earlier this year, she expanded an internal sales contest that had a trip to Jamaica as the top prize to include local real estate agents.
“We thought the Jamaica trip would bring in people,” Paulik says. “They wanted the cash or the gas. What it tells us is that while the market is the way it is, we don’t need to spend energy on coming up with something like a trip.”

She also uses gas cards as prizes on a “Spin the Wheel” incentive for her sales agents. Every time they make a sale, and when a sale converts to a closing, they can spin a wheel on a board for gas card prizes.

Gas cards aren’t the only way to get people’s attention, of course. Beazer Homes took advantage of the novelty-- and fuel efficiency--of the newly available Smart Cars to fuel an internal sales contest this summer. The contest was centered on the builder's Smart Summer Spectacular national sales event June 20 to 22, according to Beazer marketing director Mandy Brooks, and the division with the highest sales as percent to goal was awarded the use of a branded Smart Car for a year.

The winner was Beazer's Charleston division, which sold 75 homes during the three-day promotion, exceeding the sales goal by more than 50 percent. The car is wrapped with logos for Beazer’s newly launched eco-friendly initiative, eSMART by Beazer Homes.
Beazer also is considering running some ads in the Los Angeles area that discuss the savings associated with living outside the metro area, Brooks says.

“In some cases,” she says, “the savings are such that a commute is actually worth it.”

Working with Cathy Ho has been such a pleasure. She combines a wealth of knowledge with enthusiasm and attention to each customer. Because we were not local, Cathy’s follow-through and excellent communication were especially important to us. She truly made the whole process enjoyable. We’ve built a number of homes—Cathy is exceptional in every regard.

Our personal plans took a twist when we had concerns over how our new home would sit on the chosen site right before ground-breaking. Cathy was with us every step of the way as we worked through the dilemma. As always, she listened and helped us find the right solution.

Today we are enjoying our new home in this lovely neighborhood that combines a country setting with a convenient location. We have wonderful neighbors and look forward to seeing the Ridges of Tuscarora mature in the years ahead.

I want to thank you so much for everything that you and your team of professionals did to make my dream of affording a home come true. Every time I come home I look at this beautiful house and still can't believe this is mine. When I was growing up I experienced things in life like sleeping in my car with no job and a pocket full of change. Since then life, though difficult at times continued to improve and get better.

On November 15, 2005 my son was born and this in itself changed my life again. At this point I was living in a crammed one bedroom apartment and I knew that I needed to provide a better living environment for my son.

Since this was my first time buying a home, I looked at several areas until finally choosing the house I presently reside in. I must say that I never felt more relaxed through my home buying experience, only because the people that you employed made it this way.

The first person I want to mention is Ben Shively. Dealing with Ben was like talking to a friend of mine and not the typical sales person who always seems to talk like there reading from a script. He made things so easy for me understand and when I had a question he was upfront and honest with me. Ben was always in contact with me and when things weren't right he went the extra mile to make sure it was right.

Second person I wanted to mention was Michael Crist with Monocacy Mortgage. I can't thank him enough for everything he did to ensure that I was going to be living in this house. It seemed like it was his personal goal to do whatever it took to get me into this house. And though my mortgage went through another lender that Mike personally knew, he was there from the beginning all the way to the end.

Since moving in, everything has gone great. I've called the service number a few times for some minor things, but they have always been courteous and prompt. Ray Brice has been very helpful and has quickly responded to everything I needed to make sure I was happy.

Once again I want to thank you for not only making this home a reality for me, but to ensure that my little boy has a place that he can call his house.

Dan Ryan Builders Helps with Storm Damage

My family and I would like to thank you for the support that Dan Ryan has given my family and the Cannon Ridge East Community in the aftermath of the severe storm on June, 4, 2008. We count ourselves as being extremely fortunate in the small amount of damage that our home suffered in comparison to some of our neighbors. We moved in to our new home on December 4, 2007 and I can attribute a lot of the success of our home to survive the severe winds that I am told were well over 100MPH to the craftsmanship and care that your company did during the construction of the house. The storm blew over and moved a 400lb gourmet grill and cooking island and destroyed it at my residence. I lost every bit of outside furniture to the storm, but I never lost a shingle from the roof or a piece of siding from the exterior of the residence. This is a tribute to your workmanship. Structurally I had the flagpole snap off of the house and damage to the DIRECTV dish. I also had the crawl space trap doors blow open with the one in the garage coming completely out and smashing on the garage floor. This I believe is the result of the vacuum that the wind caused going past my residence.

I spent Thursday helping my son clean up downed trees from his yard located in Rockingham and came home in the late afternoon to find a message from Dan Ryan Builders expressing a desire to help. I was not home more than 30 minutes when a representative from Dan Ryan Builders came by and we together walked around the exterior of the home. He also examined the blown in trap door in the garage. Even though I am fully insured he extended an offer to repair any exterior damage that was found. He advised that the offer was being extended to the neighborhood. On Friday afternoon at 4:30PM My Kemper insurance adjuster came to examine the damage to my property and once again a representative from Dan Ryan Builders was there to offer assistance and professional opinions to the extent of any damage. I know that Dan Ryan Builders does not have to do this but I felt great about the fact that my builder is willing to stand up behind their product and help make my home and our community whole again. I now am absolutely certain that we made the right decision to have your company build our new home and we chose the right community. I also know that I am living in a well built home and have confidence that in the event of another horrific storm our family will be as safe as they can be.

Happy Homeowners

We have been enjoying our beautiful new Dan Ryan Builders’ home for the past 9 months. The quality of our home has been confirmed by several of our friends and family members that are in the construction business. We have also been told that by vendors that have come to install other amenities we have added to our home. We have had prompt service by the Dan Ryan Builders’ team to correct any of the "niches" that often accompany new construction.

This is our first experience buying a new home; it has been pleasant from sales through post construction. We were very excited during the construction phase visiting almost weekly from our home in Prince George's County, Maryland. It was exciting to see the changes week to week and this also allowed us to see the craftsmanship of our home from the ground to the finished product. The employees have been helpful, knowledgeable, and pleasant to work with throughout the process.

We are enjoying watching the neighborhood develop and hope that each new owner will be as excited and happy with their new home as we are with ours.

MDA has come a long way in research to stop muscular dystrophy, amyotrophic lateral sclerosis (ALS), spinal muscular atrophy, myasthenia gravis and related neuromuscular diseases. One day, neuromuscular disorders will be among those diseases that have been conquered by the determination of scientific investigators and the generous support of the American public.

The central aims of MDA's research program in genetic neuromuscular diseases are to provide genes, proteins or cells that restore missing muscle or nerve proteins; block the synthesis of abnormal muscle or nerve proteins; and develop medications that compensate for missing or abnormal proteins and increase strength. Efforts in amyotrophic lateral sclerosis (ALS) are aimed at preserving nerve cells and understanding the process by which they die. And efforts in MDA's autoimmune disorders, such as myositis and myasthenia gravis, have as their goal the suppression of disease-causing activity by the immune system, with preservation of its normal
functions.


You're helping the Association continue its rapid progress in search of effective treatments for neuromuscular disorders. Until treatments are developed, your generous support will also help people with neuromuscular diseases in this area through MDA's comprehensive program of medical services coordinated through the Association's clinics at Children's National Medical Center and Georgetown University Medical Center.

Prentiss Point II Singles

We are writing today to tell you how much we love our new home in Prentiss Point II Singles. When we first started looking we found the home of our dreams in Frederick Maryland. It had been several years since we had owned a home and we wanted it to be perfect. As soon as we saw the “Avalon” model we knew it was the house for us. The lay out and open floor plan that this house offered was incredible. We started to research pricing and quickly found out that the price of the homes in Frederick Maryland were beyond our budget. The following weekend we decided to venture out to see other communities that offered the “Avalon” model; First we went to Jefferson County and then into Berkeley County.

We met with Laurie at the Prentiss Point II community and she was so friendly, helpful and considerate of our wants and needs. Laurie showed us different lot and discussed the various options that were offered and allowed us to take our time when deciding on our home. We knew right away that this was where we wanted to build; Laurie made us feel so comfortable. Once we went to contract and the house was underway, we enjoyed coming each weekend to see the progress of our new home, but also to visit Laurie, it was our Sunday ritual for many weeks. As each week grew closer no matter what question or bump in the road we had – Laurie had the answer or would find out immediately what the answer was. We commend and appreciate her for that!

Since moving into our home on January 15th, it has been a dream come true for us. We love the Avalon, the amount of house we got for our money and the community. We thank “Laurie” for helping us through this process and we thank “Dan Ryan Builders” for building us such a well built, energy efficient home!!!! We thought so highly of your organization that we convinced our good friends to purchase a home in Prentiss Point II also. Thanks for making our dreams come true.

Dan Ryan Builders donates land to Habitat for Humanity

Dan Ryan Builders, headquartered in Frederick Maryland, donated a parcel of land in Mountain Falls Park to Habitat for Humanity of Winchester-Frederick County. The proceeds from an eventual sale will aid in the purchase of other lots or building materials.

“We very much appreciate Dan Ryan Builders commitment to Habitat for Humanity in its effort to provide affordable housing to families in need,” commented Habitat Board President, Dave Shore.

Habitat for Humanity of Winchester-Frederick County is dedicated to building decent, affordable housing in partnership with those in need in Winchester area. Since 1997, Habitat of Winchester-Frederick County has helped to house 31 families and has plans to construct an additional 5 houses by June 2008.

“We are thrilled to be able to support such a worthwhile program. This is just one way we put into action our mission of making the dream of home ownership a reality for as many as possible,” stated, Washington North Division President Ken Gardner.

Dear Mr. Ryan,

I would like to take a moment to express the heartfelt gratitude of all the members of the "Ridgerunners", Company C 1-150th, for your generosity. Your donation of a new Polaris Ranger to Company C, 1-150th, contributed greatly to our success during our tour of duty in Iraq from July 2006 to July 2007. I am sure you are aware that the ATV you donated benefited us during our combat tour, but I doubt you realize the full measure of your contribution. I believe I owe you not only a debt of gratitude, but an obligation to explain just how much your sacrifice helped us.

The Ridgerunners flew over 7000 hours in combat during our year long tour in Iraq. The average flight time per mission was roughly 5 hours. That represents approximately 1400 times that our helicopters were loaded and unloaded to accomplish our missions. Each mission required the crew to transport well over 200 pounds of gear to and from the aircraft in temperatures ranging from 25F to over 130F. Our helicopters were parked in a row that stretched over one mile away from our headquarters. Simply put, we could not have accomplished our mission without the vehicle you donated.

The aircrews were not the only soldiers to benefit from using the ATV you provided. Our maintenance crews worked 24 hours per day. They had to maintain the aircraft on the flight line; we had only enough hangar space to house aircraft undergoing periodic in-depth inspections. The soldiers had to transport heavy tool boxes, parts, and test equipment to the flight line to maintain and repair the aircraft. Our maintainers were able to achieve a remarkable readiness rating of over 85%. That means 85% of our aircraft were constantly capable of launching on a mission when needed. We simply could not have accomplished such a feat without the use of the ATV you provided.

Our ability to fly day and night, to transport thousands of soldiers safely, and to assist in capturing multiple terrorists, was directly related to our capability to transport men, weapons and equipment to our aircraft. You made that possible. Once again I wish to express our gratitude to you and your family. Many of our countrymen claim to "support the troops"; you have proven your support. May God bless you in all your endeavors.
